    Greenhoe is a five-bedroom house on a generous 2.5-acre plot (subject to measured survey). It was originally a 19th century cottage with a single-storey extension added in the early 1900s and later extended upwards in the 1980s.

    Inside, the accommodation totals more than 3,000 sq ft and includes three reception rooms to the ground floor.

    The first is a reception hall, which includes a fireplace with a log burner. This leads into an impressive living/dining room, extending to nearly 30 ft in length, which overlooks the landscaped front gardens through a wall of oak-framed glazing.     At the rear of the property is a farmhouse-style kitchen featuring an oil-fired Aga and an electric Mercury oven with LPG gas hob. A walk-in pantry provides storage in addition to an adjacent utility room with space for appliances.

    Completing the ground floor are a versatile study and a cloakroom.

    Upstairs, a central landing offers access to all five bedrooms. The master bedroom features built-in wardrobes and has an en-suite shower room, while the remaining four bedrooms are all good-sized doubles. In addition, there is a smaller sixth bedroom, which is currently used for storage but could be repurposed as a dressing room or study.

    The Norfolk Agents notes that “the bedrooms and bathrooms on the eastern side of the property would benefit from some updating. However, planning permission has been granted for reconfiguration of this section, including the addition of a balcony and roof terrace, offering a fantastic opportunity to enhance both the layout and lifestyle appeal of the upper floor.”

    Outside, Greenhoe is approach via a long, shared driveway which passes through an orchard planted with a variety of fruit trees including apples, figs, plums and pears.

    The majority of Greenhoe’s substantial grounds are laid to lawn and bordered by mature trees. Tucked away within the grounds is a heated outdoor swimming pool, which is powered by an air source heat pump and had a new liner installed in 2022.

    Swaffham is home to a range of amenities and is located within easy reach of King’s Lynn, which is around 30 minutes away, and Norwich, which is under an hour.
