    Cornish town could get 325 extra homes built on six agricultural fields

    A town in Cornwall could get 325 new homes – including up to 98 ‘affordable’ properties.

    Wadebridge LVA LLP  has applied for a planning performance agreement with Cornwall Council to get the ball rolling on an application to build the houses on land west of West Hill, Wadebridge.

    The applicant has an agreement with the landowners to promote this site for residential development. A planning report says that the proposals will form a “sustainable extension to the existing settlement, contributing to the unmet need for both market and affordable housing”.

    The site is approximately 17.29 hectares in size and is formed of six agricultural fields which are bound and intersected by hedgerows. The site is located to the south of West Hill which is a continuation of residential development from the town centre to the east.

    To the west of the site is Dunveth Business Park, an existing retail / industrial park where new units have recently been built adjacent to the site boundary. The site also abuts an area given outline permission for a care and extra care facility.

    The proposed development is for the erection of up to 325 dwellings, 30 per cent of which (up to 98) would be classed as ‘affordable’ and would include a mix of house types such as detached, semi-detached and terraced properties, ranging from one to four bedrooms in size, and include one- to three-storey properties.

    The pre-planning application shows “generous areas” of open space positioned to the south and west of the site with additional landscaping to the north and north east. The proposed density of development provides an average of 33 dwelling homes per hectare across the site.

    The applicant’s report states the impact of the proposed development on existing residential properties that border the site has been carefully considered. Accordingly, the development would have generous buffer zones to avoid any adverse overlooking and overshadowing issues.
